I despise mulch but it’ll be cheaper and faster than rock which fits your purposes

Mulch. Rock is a pain in the ass. The new homeowner will thank you if they ever decide to do something with that area.

It’s not going to help much unless you improve everything. Fence, in particular. But rock is better
